The dataset is the market

Across the emerging markets Fahroh operates in, hundreds of billions of dollars of property change hands every year. None of that activity sits inside a functioning multiple listing service. The major listings platforms in West and East Africa, much of Latin America, and Southeast Asia are, by design or by necessity, classifieds boards. They are not databases. They are advertisements.

The distinction matters because the value of an MLS is not in the listings. It is in the dataset. A real MLS is a structured record of every property that has been listed, every price at which it has transacted, every buyer and seller and agent who has been involved, and every condition that defines the property's legal and physical state. That dataset, accumulated at scale, becomes the substrate on which a market is priced, financed, insured, and built upon. Banks lend against it. Insurers price against it. Developers build against it. Governments tax against it.

The dataset is the market.

In the absence of that dataset, every transaction in every emerging-market property economy is being priced on incomplete information. Buyers do not know what comparable properties have sold for. Sellers do not know what their property is worth. Banks cannot underwrite mortgages because they have no comparables. Insurers cannot price coverage because they have no claims data. The property market exists, in the sense that property changes hands, but it does not function the way a functioning property market functions.

Fahroh is building the missing dataset.

The asset is constructed transaction by transaction. Each verified listing on the platform contributes a structured record. Each completed transaction contributes a structured record. Each fraud detection event, each price negotiation, each successful completion, each disputed deal, contributes a structured record. The system improves continuously and automatically with each new transaction processed. Within a defined number of years, in a defined set of markets, Fahroh will hold the first reliable structured property dataset that has ever existed in those geographies.

This is the asset that, on a long enough horizon, all of the other infrastructure depends on. Mortgage origination depends on it. Property insurance depends on it. Title insurance depends on it. Government property tax modernization depends on it. The dataset is what licenses to banks, insurers, developers, and government ministries in the second and third years of operation. It is the asset an eventual category competitor cannot reproduce except at materially higher marginal cost.

The reason this is not a one-line bullet point on a deck is that building the dataset is genuinely hard. Every record has to be verified. Every transaction has to be settled. Every agent has to be onboarded and trained. The first ten thousand records are slow. The first hundred thousand are slower. After that, the dataset begins to compound, and the moat begins to look unmistakable in retrospect.

We are at the start of that work. The asset we are building is not visible until it is dominant. We are content with that.
